Research and Development of an Application to Enhance Condominium Juristic Person Management Efficiency: Case Study of Senses Property Management Co., Ltd.

Abstract

This research aims to 1) study problems and approaches for developing an application for condominium juristic person management, 2) design an application to improve incomplete operational functions, enabling all user groups to access services more conveniently, and 3) propose approaches for applying digital technology to improve the efficiency of condominium management. The study employed Research and Development ( R&D) methodology through five main steps: 1) literature review, 2) interviewing stakeholders from management and operational departments, 3) studying existing manual work processes, 4) data analysis for application design and development, and 5) summarizing approaches and presenting the prototype. The target group included condominium projects under Senses Property Management Co., Ltd., managing over 20 projects. The findings revealed that although the company utilizes a main web application, three sub- systems—1) cleanliness inspection, 2) security monitoring, and 3) shuttle van booking—still rely on manual recording via spreadsheets and documents lacking central database integration, leading to redundancy and difficulty in data verification. The researcher proposed an Android-based application prototype developed using Canva and Adalo, integrating QR Code technology for inspection points and GPS for van tracking. Preliminary testing with 8 department heads and related personnel indicated that the application prototype helps reduce data recording steps, decrease paper usage, and make work processes more systematic with improved data accuracy, with an overall satisfaction level at the highest level (Mean = 4.50, S.D. = 0.44). The developed prototype covers three main systems with five key features: inspection point scanning, photo documentation, real- time history verification, van status display, and advance booking. This prototype aims to enhance the efficiency of condominium juristic person management and improve residents’ access to services.
