การศึกษาปัจจัยความล่าช้าและแนวทางป้องกันในทัศนคติของผู้รับเหมาก่อสร้างโครงการหมู่บ้านจัดสรรในเขตกรุงเทพมหานคร และปริมณฑล

บทคัดย่อ
งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาทัศนคติของผู้รับเหมาต่อปัจจัยความล่าช้างานก่อสร้าง และแนวทางการป้องกันความล่าช้าในโครงการหมู่บ้านจัดสรรในเขตกรุงเทพมหานคร และปริมณฑล เป็นการวิจัยเชิงปริมาณโดยการใช้แบบสอบถาม ทำการสุ่มตัวอย่างอย่างง่ายร่วมกับสูตรคำนวณขนาดตัวอย่างของยามาเน่ได้จำนวนโครงการ 86 โครงการ จากกลุ่มตัวอย่างทั้งหมด 110 โครงการ โดยใช้สถิติในการวิเคราะห์ข้อมูล ได้แก่ ดัชนีชี้วัดลำดับความสำคัญ (Relative Importance Index: RII) และการวิเคราะห์องค์ประกอบ (Factor Analysis: FA) ผลจากการศึกษาทัศนคติของผู้รับเหมาพบว่าปัจจัยความล่าช้าที่มีความสำคัญ 3 อันดับแรกได้แก่ 1) การขาดช่างที่มีฝีมือหรือความชำนาญในการทำงาน 2) การจัดส่งวัสดุก่อสร้างล่าช้า 3) การเปลี่ยนแปลงราคาวัสดุก่อสร้าง เมื่อนำปัจจัยความล่าช้างานก่อสร้างทั้งหมด 33 ปัจจัย มาจัดกลุ่มใหม่โดยการวิเคราะห์องค์ประกอบ (FA) ได้ 8 กลุ่มปัจจัย ได้แก่ 1) ปัจจัยด้านการบริหารงาน และความเสี่ยง 2) ปัจจัยด้านแรงงาน 3) ปัจจัยภายนอก 4) ปัจจัยด้านการสื่อสาร และติดต่อประสานงาน 5) ปัจจัยด้านงบประมาณก่อสร้าง 6) ปัจจัยด้านการวางแผนงานก่อสร้าง 7) ปัจจัยด้านการจัดการผู้รับเหมา 8) ปัจจัยด้านกฎระเบียบข้อบังคับ และสัญญา และทางคณะผู้วิจัยได้เสนอแนวทางการป้องกันความล่าช้าของแต่ละกลุ่มไว้เพื่อเป็นแนวทางให้ผู้รับเหมาได้เห็นปัญหาที่เกิดขึ้นและช่วยลดความเสียหายที่เกิดจากความล่าช้าในงานก่อสร้าง
